Home staging tips for the Cooler Months

Typically home owners have been led to think their home won’t present as well in the cooler months than it will in Spring or Summer. With just a few small tweaks and knowing what features to showcase, your home can look just as fabulous in Autumn and Winter! Better still, most of these easy and simple tips can be done at minimal or no expense.
In the lead up to listing your home on the market
• Arrange for heating systems to be serviced and the fireplace and chimney to be cleaned
• Use gap filler on windows to prevent any chilly draughts flowing through the house
• Add cushions, throws, rugs and candles to create warmth
• If you have timber, tiles or polished concrete flooring, rugs can help add instant warmth
• Clean out gutters, unblock drains and tidy the garden
• Repaint or repair your front fence as this is usually the first thing buyers see
• Steam clean curtains and wipe over blinds
The day before an inspection
• Vacuum floors
• Clear any clutter from table tops
• Open up windows to air out any bad smells
• Ensure garbage bins are out of sight for inspections
On inspection day
• Ensure both the interior and exterior of your home is immaculate
• Ensure heating systems and fireplace are turned on to create a warm and an inviting atmosphere
• Open all binds and curtains allowing any natural light to flood in
• Place candles in the living areas and bathrooms
• Place a bunch of fresh flowers on the dining table
• Turn on all lighting including lamps, celling lights, range hood, outdoor lighting etc
• Lay out a welcome mat at the front door
If your home requires more work and you have allowed for extra time before it goes on the market as well as set aside a larger budget, you could look to repaint, refinish floorings or replace carpet. These repairs time take and money so planning is the key here.
